NEWMARKET ? Jennifer Chinburg took up yoga 15 years ago while living in Boston. She's frequented many local studios since moving to the Seacoast in 2000.

"Each studio has its own unique gifts and I'd always appreciated finding conveniently located classes that fit my schedule," said Chinburg, marketing director for Durham-based Chinburg Builders.

In recent years, however, Chinburg's job promoting Newmarket Mills ? a four-story mill renovation at 55 Main St. ? made yoga difficult to access.

With many health and fitness-related businesses leasing space in the mill, Chinburg thought a yoga studio would be a great fit.

Chinburg surveyed tenants and the community through her mill newsletter. She got a positive response. "Many people said they'd love to take yoga classes here," said Chinburg.

She met with two local yogis, Judy Wall and Carol Walker-Morin. Both encouraged Chinburg and helped get the word out.

"Carol helped me get the studio going and Judy contributed some wonderful props and a strong client base," said Chinburg. "The way that it all came together with such support just made it a pleasure to create."

Newmarket Mills Yoga had its grand opening on Dec. 6. The space, located on the fourth floor, has bamboo wood floors and ambient lighting, and, according to Chinburg, "a serene energy that is often remarked upon."

Adding to the ambiance are the mill's unique architectural details, including exposed brick and stone and oversized windows.

The studio has eight instructors and offers a total of 20 classes per week at all proficiency levels. The drop-in class rate is $10; a 10-pack costs $80.

In addition to classes, Chinburg hopes to capitalize on a yoga trend she's noticed in recent years: renting the space to groups for birthdays, bridal showers, or just something friends do together before going out to dinner. "It's a way for a group of people to relax, get centered, and create a community vibe together," Chinburg said.

Though she owns the studio, Chinburg doesn't teach, but said she may seek certification.

Healthy fit for the community

"I love downtown Newmarket and the assortment of healthy people and companies that have been attracted to living and working in the mill," Chinburg said.

At present, those number 25 companies and about 200 people who either work or live in the mill complex, which has 112 apartments and 50,000 square feet of commercial space.

Tenants include messenger bag maker BaileyWorks, Card Chiropractic Care, Headlinerz Barbershop, Serenity Hair Studio, and Popper's at the Mill ? a farm-to-table restaurant.

Health and fitness-related businesses include Loco Sports, which makes running shoes and coordinates many annual Seacoast road races, and Independent Fabrication, a custom bike builder.

Since moving its manufacturing and retail operations from Somerville, Mass. in 2010, Independent Fabrication has teamed with Loco to promote cycling in and around Newmarket . In 2012, the companies launched Raid Rockingham, a challenging 100K ride over roads and dirt and gravel paths.

The mill is also home to outdoor clothing maker CragHoppers and a GoLite Footwear outlet store.

Within the mill is a civic space Chinburg hopes to build out with venues for art and live performances. A fundraising effort is underway for this project, she said.

Chinburg said Newmarket is an ideal town to launch a business. "The town has done a great job improving the streetscape by putting utilities underground and there are both established destinations like the Stone Church, and many newer businesses," she said. "It's funky, welcoming, accepting of diverse groups of people, with a wonderful blend of students, young families, and long-time residents, many of whom worked in the original mill."
